Repairs to Leaking Balcony – Restoration Project

  • Findlay-Evans, Melbourne based Certified Waterproofers & Registered Building Practitioner, provided a complete solution to permanently repair a badly leaking balcony and rooftop terrace.
  • The project involved both waterproofing remediation & balcony repair works to solve a challenging problem involving long-standing water ingress into structures.
  • Once structural repair & remediation building works were successfully completed by our team of carpenters, the Findlay-Evans Certifed Waterproofers then installed Liquid Applied Membranes (LAMs) – the Liquid Rubber waterproofing system – to the balcony surface.
  • To help provide a cost effective solution to the client, we recommeded that it was possible to re-use the existing pavers.
  • The balcony pavers were consequently installed on a buzon pedestal paving support system.

Waterproofing Method : Balcony Repairs, Building Works & Demolition

  • Substantial balcony restoration & rectification works were needed prior to waterproofing and paving installation using an adjustable support system.
  • Existing tiles and leaking membrane required strip off.
  • The pavers/tiles were reused, however the badly failed PVC sheet membrane was disposed.

The Findlay-Evans Team removed all pavers and stockpiled them for reuse.

  • There was an old PVC sheet membrane system which had shrunk back from all drainage points.
  • This shrinkage had allowed water to migrate down beside several drain pipes, instead of water flowing into the drainage system.
  • This was a major issue contributing to water ingress down the rooftop terrace.
  • So the remedial works also involved plumbing alterations to allow water to flow through and into the drain pipes, rather alongside the drain which was currently occurring.

Waterproofing Application Using Liquid Applied System

  • Once the building site was clean, as the Findlay-Evans Team are Certified Waterproofers, installed a new waterproofing system over the entire area – Liquid Rubber Membrane.
  • Being liquid on application, the waterproof membrane has the ability to contour around utilities, penetrations, upturns and conformed to balcony/rooftop shape – the ideal waterproof system for balcony and rooftop remediation, repairs and restoration.
  • Our Balcony Restoration System consists of an inter-layer of fiberglass to ensure extremely robustness and longevity to the membrane method.

Balcony Restoration & Paving Buz-On Installation

  • The air-conditioner system had to be rolled out of the way with the use of help of our air conditioning experts.
  • Then the Findlay-Evans crew re-installed the pavers on buzz-on stands.
  • Arma-Blue, a superior & robust protection for waterproofing systems, were used to isolate the pedestal stands from the membrane system.
  • These buzz-on stands can be screwed up and down to get the heights of the pavers correct.

Waterproofing Planter Boxes

  • Once we had all the pavers in position, our Team decided to waterproof and apply protection sheet to the planter boxes which were also a cause of water leaks.
  • The Findlay-Evans Team consists of carpenters and waterproofers, so we framed up the planter boxes and reinforced the capping and all floor and wall junctions.

Best Membrane for Concrete Roof Slab

Findlay-Evans Waterproofing recently completed a particularly challenging roof remedial waterproofing project close to Melbourne CBD.

As shown in the image above, the height and condition of the existing roof made access difficult.

However all our Team are “Working at Heights” & “Confined Spaces” compliant.

And our spray apply waterproofing system is mobile and easily transported to rooftops.

The Team successfully installed – on time and on-budget – a UV stable waterproof membrane on a concrete slab roof.

Prior to the new membrane, this rooftop had an extremely deteriorated existing polyurethane roof sealant that was causing quite extensive water leaks.

Preparing Concrete Surface Prior to Waterproofing

It is extremely important to prepare and clean any surface meticulously before applying a new waterproofing membrane.

Our Team had to complete extensive preparation to the badly leaking and deteriorated concrete substrate prior to spray-on application of a Liquid Rubber Membrane.

  • Our Waterproofing Team was the nominated waterproofing contractor to provide a permanent solution for a membrane to fix a leaking concrete roof for a commercial large flour mill.
  • While the actual roof substrate was still in good condition, the existing polyurethane membrane was in a very poor state allowing water to penetrate through the concrete roof.
  • To ensure a permanent waterproofing solution for this roof, we started off by removing the old defective membrane by using mechanical scrapers.
  • Once the deteriorated polyurethane membrane was removed, we then proceeded to cleaning the concrete roof to ensure a good adhesion for the new Liquid Rubber Membrane.

Waterproofing Method for Flat Concrete Roof

  • Although the existing concrete roof was in good order, in general there were some areas that required rescreeding and leveling out to create a sound roof substrate.
  • We went ahead and screeded these areas with flexible screed, and then coated with Liquid Rubber waterproofing membrane.
  • The entire concrete roof was coated with Liquid Rubber including an interlacing fiberglass mesh to make the membrane even more robust.
  • As this building was particularly big, there was a lot of movement and therefore Liquid Rubber was the ideal solution to waterproof this flat roof and stop water leaks.

Preparation is vital to prevent water penetration for below ground structures.

  • Quality waterproofing is all about preparation.
  • Great preparation is all about attention to detail.
  • For below ground that means preparation to all voids, form-tie holes, and joints in the structure.

From a builder’s/developers perspective, here are a few preparation pointers to achieve successful waterproofing.

  • Waterproofing products DO NOT adhere to a dirty surface.
  • Scrape off excess and loose material from walls and footings and power wash before waterproofing applicators arrive.
  • Get as much as possible done ahead of time: once waterproofing application starts timing is crucial and to stop to scrape loose concrete from the footings etc etc interrupts the rhythm.
  • Keep the foundation wall and footings clean, free of loose material, and fairly smooth just before waterproofing.
  • Remove concrete form ties. If there’s an odd form tie that wasn’t aligned properly and won’t break off flush, cut it off with a cutting torch or reciprocating saw. Break form ties off on the inside of the foundation too.

Cement Block Retaining Walls

  • The Findlay-Evans Waterproofing Team inspect and prepare the surface substrate prior to the waterproofing application.
  • Our aim is to have a surface that is smooth, dry and free of any contaminants like grease, mould etc.
  • Preparation sometimes require primers/patch work to ensure the substrate is as monolithic as possible.
  • Often the wall-footing joints, require cement or other trowel-grade material to form a “fillet” (radius or cove) before applying the waterproofing system.
  • However we find inevitably small holes, cracks and defects do get missed.
  • It is very difficult to make sure 100% of all surface defects are covered.
  • And unfortunately these defects often only show up after the waterproof coating has been applied.

  • Our premium preparation is to completely bag/render the surface prior to waterproof application.

  • All tie-holes are properly filled.
  • After the waterproofing coat is applied to the correct thickness, the membrane will last indefinitely – it will not dry out, crack or peel off the wall.

Sudden collapse of a Berkeley balcony last week that killed six and injured seven, experts say it’s obvious what happened: water got into the balcony and didn’t get out, rotting the wood that kept it in place. The results of poor workmanship was sadly demonstrated in 2014 in the USA when an apartment balcony collapse with loss of lives and major injuries. The Berkeley balcony that failed was only 8 years old.

  • Developers were identified as partly responsible for the condition of the building, with a call to be financially responsible.
  • Balconies were identified as a major cause of waterproofing problems, with the assumption that “proper waterproofing membranes have not been installed”.
  • Faulty windows and installation process causes considerable water leaks into walls and ceilings.   • Re-Grouting and sealing is definitely not the way to repair a leaking balcony that has an existing defective membrane.
  • Sealing the existing tiles would probably stop or slow down leaks for a while until it moves and cracks the grout again then it would start to leak.
  • Laying a new waterproof membrane over a clean existing surface can work if the existing tiles are soundly fixed.
  • There may be some blistering with the new membrane due to water vapour trapped within but that is easily dealt with – balcony repairs just take longer while you wait for the vapour to dissipate ( with the new membrane over the top).
  • When repairing balconies it is alway better to have the A/C units etc removed while restoration works are done – a much tidier job.
