The balcony, an extension made of timber, had severe deterioration due to the use of chipboard flooring and improper construction methods, leading to a dangerous situation. Findlay-Evans was engaged to repair and waterproof the balcony.

Leaking Balcony

Extension made of timber on an existing concrete structure.
Chipboard flooring used over timber joist, leading to severe deterioration.
Tiled with crazy paving slay, contributing to the problem.

Joist and Flooring Replacement

Replaced several joists and timber flooring with Scyon sheeting (compressed fibrous cement sheeting).

Waterproofing Process

Detailed all joints, junctions, and penetration points.
Installed two new drain points connected to the stormwater system.
Applied a base coat and sealed everything.
Installed reinforcing fabric over the entire area for robustness.
Built falls into the subfloor to guide water flow.
Applied a four-coat waterproofing system.

Protection and Finishing

Installed Arma-Blue protection sheet.
Added grass over the protection sheet to isolate it from abrasion.

Internal Repairs

Replaced ceilings and cornices.
Repainted the whole section.
Expedited the process to get the kitchen up and running quickly.
