There are several key points within this article I would like to emphasise:

  • Residential multi-story, multi-dwelling, apartment buildings are experiencing an alarming frequency of building defects, most commonly caused through waterproofing failure.
  • Balconies were identified as a major cause of waterproofing problems.
  • This has lead to the common assumption that for many multi-level balconies “proper waterproofing membranes are not installed.”
  • The market has inconsistencies about Insurance cover, both from building trade cover and the residential owners cover. Resulting in the building owner necessitating to self-fund the corrections to the building.

Accumulation of calcium salts, known as ‘Efflorescence’ occurs on balcony surfaces only in the presence of water.

Construction Methods Change & Adapt

  • I have noticed recently, either for reasons of design and/or cost considerations, changes in balcony construction methods which have a direct impact on the success or otherwise of the waterproofing membrane.
  • Many balconies are currently being constructed with minimal falls to the substrate; particularly evidenced in multi-level apartments.
  • This design has a significant effect on the choice of waterproofing product, installation method and tile adhesives used.
  • The balcony membrane must be capable of “standing water”; as a balcony with minimal fall will have water ingress through the grout resulting in moisture “ponding” between the membrane and tiles.
  • If the membrane selected cannot withstand ponding water – and many of the market cannot – over time and together with the normal cyclic thermal contraction and expansion of a building, this will cause the membrane material to break down and/or joint failure and cause water leaks
  • Unfortunately, these issues are not always taken into consideration when contractors/specifiers/designers are deciding on waterproofing products and methodology for balconies.
  • This may result in the owners, investors and owners’ corporation having to face the challenges of solving future leaking balconies.

In my experience, there are recurring issues causing waterproof failure:

  • Balconies and walkways are exposed to the destructive forces of the elements: rain, wind, sunlight, and freezing conditions.
  • At the time of membrane installation if there is inadequate preparation & detailing between the balcony to wall interfaces, water ingress will occur with time.
  • Railing post and balustrade penetrations also requires detailed preparation to prevent water leaks.
  • As evidenced in the article above, developers & builders at the time of construction may use cheap (inferior) materials to save money.
  • There are many waterproofing products on the market, however professional waterproofing contractors will choose the best product for the individual project.

  • The waterproofing product chosen should have comparable expansion capabilities as the balcony structure itself, strongly adheres all surfaces and create a permanent water tight bond around all balcony edges and surfaces.
  • Poorly detailed balcony surface transitions, interfaces and penetrations can lead to water ingress into occupied spaces below which in turn may lead to serious structural damage.

Case Study – Sunshine Hospital Melbourne

Water leaks from the existing roof sheet membrane was badly deteriorated & causing severe damage to rooms below. Concrete Roof – Leaking Membrane

  • This waterproofing project involved a concrete roof that required extensive repairs & restoration work due to a badly damaged existing roof membrane that was causing extensive water leaks.
  • The roof area actually included repairs to several existing rooftop plant deck sections.
  • These rooftop areas contained hospital utilities & equipment such as HVAC & various pipes, penetrations and infrastructure at a low height.
  • These utilities needed a waterproof membrane to seal and make watertight in all directions i.e under, over and around penetrations.

This had a “busy” rooftop plant deck with low suspended pipes & infrastructure.The waterproofing membrane needed to seal around all these roof structures.

     

The concrete roof had an old butynol (BUR) waterproof membrane applied sometime ago probably, 25 – 30 years ago.This damaged sheet membrane on the roof had to be removed completely which was leaking & causing extensive damage to rooms below.

  • Water ingress was occurring to rooms below causing concrete deterioration.

Findlay-Evans Team removed the existing sheet membrane and then thoroughly cleaned the entire roof surface prior to membrane installation.

  • Detailed & meticulous preparation is an important step in the waterproofing process.
  • This is a rather tedious and time consuming activity and can often times be short cut.
  • However successful surface cleaning & preparation goes a long way to ensuring a successful water tight membrane is installed.
  • Installing a membrane on dirty surfaces with glues, pollution etc will lead to poor adhesion, no matter what type of membrane you are using.
  • Preparation prior to membrane application also involved manually removing existing glues & substances etc on the roof surface.
  • Once roof cleaning was completed, Liquid Rubber waterproofing membrane was meticulous detailed by hand around all roof penetrations, up-stands and HVAC equipment.

This concrete roof required extensive waterproof repairs, sealing & remediation works.

  • The water leaks originated from the deteriorated rooftop deck and was causing extensive damage to rooms below.
  • This needed to be resolved immediately due to the constant on-going water leaks.
  • The challenge was a roof deck that was very “busy” with rooftop services.
  • There were numerous utilities and HAVC units located of the roof surface – these all needed to be sealed & waterproofed.

  • This was a small roof repair job in as far as total roof surface area is concerned however it was challenging job that required extensive and detailed preparation.
  • Detailed and time consuming roof preparation was critical to provide a clean base to ensure a permanent & long life roof membrane coating.

The previous torch-on sheet membrane had completely deteriorated and failed to waterproof and seal the roof surface.

  • The existing roof membrane initially appeared to be in reasonable condition.
  • However on closer inspection, the roof coating demonstrated leaks from all the joints and junctions that were completely delaminated.
  • This was possibly due to continual roof expansion and contraction by heat and cold, with the joins separating and allowed water to move into and track under the sheet membrane.
  • Water was travelling quite some distance from the point of entry which was ingress underneath the sheet membrane.

Waterproofing Method for Flat Roof

  • The entire roof was cleaned with high power washing, allowed to dry and then all the plant equipment was masked off.
  • Our Team went to great extent to clean a very old & dirty roof plant deck area!
  • We masked & protected adjacent roof surfaces prior to membrane spray application.
  • Sections of the rooftop deck equipment remained exposed.
  • This ensured that areas of rust would be sealed & coated with the liquid membrane.
  • Preparation of joints and junctions was completed by hand using acrylic sealant prior to the top waterproof coating of Liquid Applied Membranes.

Spray Apply Roof Coatings

Liquid Rubber was spray applied to the rooftop surface using our special-purpose built mobile spray outfit.

  • The Findlay & Evans mobile Liquid Rubber spray rig was situated on the ground floor.
  • Communication between the spray rig and the applicators up in the rooftop plant area proceeded via radio, headsets and transmitters.
  • The area underneath the equipment decks required special attention – Liquid Rubber was sprayed through the platform.
  • Spraying a waterproofing membrane through and around services ensured rusting equipment was coated & sealed thoroughly.
  • Using spray application negated the need to remove the platform deck sections of the roof.
  • All roof sections, seams, cracks, holes and rough areas were reinforced with the waterproofing Geotextile Bandage.
  • Liquid Applied Membranes will also encapsulate flaking, rusting and peeling metal.

Case Study: Waterproofing Repairs

FINDLAY EVANS Waterproofing were contracted to repair degraded concrete and cement sheeting in & around existing bunding confinement enclosures.

  • The concrete tanks were drained and cleaned by power washing and allowed to dry to approx 25% or less moisture content.
  • This was followed by cleaning and meticulous preparation of the bunding pits by wet vacuum and removal of all loose debris.
  • The containment tanks were then spray applied with Liquid Rubber waterproofing membrane at a nominal 1500 micron thickness to entire base and walls of bundings and enclosures.

Case Study – Bunding Tank

Findlay-Evans Waterproofing was contracted to provide protective coatings to these galvanized steel storage tanks situated near the Victorian coast.

  • This concrete bund tank had to capture the overflow of toxic waste.
  • However the degraded concrete within the bund was not containing this waste resulting in leeching as demonstrated by toxicology tests.

The waste had to be cleaned and disposed environmentally and the waterproofing product, Liquid Rubber Membrane, to be used had to ratified by the client.

Findlay-Evans Waterproofing selected Liquid Rubber to protect and give added life to the concrete bunding and galvanized steel storage tanks.

  • Once cured Liquid Rubber resists impact damage, under-cutting and cracking.
  • Liquid Rubber is extremely flexible and will resist cracking due to movement and stresses associated with tanks and metal infrastructures.
  • Even though Liquid Rubber can be easily applied over light metal rust, greatly reducing the surface preparation work, we still made sure the metal surface was clean of loose debris and dry.
  • F.E.W Waterproofing have confined space certification however our coatings are environmentally friendly and safe to apply in spaces such as storage and process tanks.

Metal Tank & Concrete Bund – Liquid Rubber is used as rust protection for both surfaces

  • We applied a 2.0 mm spray applied coat of instant set waterproof membrane producing a seamless rubberised protection that strongly adhered to the tank.
  • Liquid Rubber’s superior elasticity and elastic recovery means the coating will not chip or peel from the metal surface, providing years of protection from the harmful effects of water, chemical and bacteria.
  • Liquid Rubber is an excellent adhesive in its own right and we also used the coating to seal around all bolt heads and sectional joins on the tank assembly.

Torch On and traditional sheet membranes have a tendency to leak at split seams.

  • Sheet/roll on membranes have a high tendency to leak at the joins which are often either heat or chemically welded.
  • These seams are liable to break and/or deteriorate under temperature and cyclic movement.
  • Sheet membranes are not fully adhered and bonded to the substrate surface.
  • Once water enters the membrane, the entire area can become waterlogged underneath the sheet membrane.
  • This water can then travel a great distance from the original entry point.
